What hours is the office open?

The leasing office for Islander Village is open Monday through Friday 10am - 6pm, and Saturday from 10am - 1pm. We are closed on Sunday

 

Where is Islander Village Located?

Islander Village is conveniently located at 5525 S. Alameda St. Just 2-3 minutes from TAMUCC.  Take SPID to Ennis Joslin, exit left on Alameda. Islander Village is located approximately 1/2 mile on the left.

 

What size apartment does Islander Village Offer?

Islander Village offers only one unique floor plan, this large 4 bedroom 4 bath apartment not only comes with your own private bathroom in each bedroom but you also have a full size washer and dryer in every unit.

 

What does “fully furnished” mean?

Islander Village provides our residents with not only a 37” flat screen television in every living area, lighted ceiling fans in every room but we also provide a luxurious couch and chair with an entertainment center, coffee and end table. There are four barstools surrounding our large spacious kitchen counter. All of our kitchens come with a built in microwave, ice makers and full size washer and dryers in every unit.  Our large bedrooms come with full size beds, desk with credenza, night stand, and dresser that can either be divided and tucked away nicely under your bed or stacked on top of each other in your private bedroom.

 

If I don’t have any roommates in mind, what happens?

Islander Village is here to assist you in selecting your roommates by having every applicant fill out a roommate matching form. This form will ask you a diversity of questions from your college major to the type of music you like to listen to.  We here at Islander Village do our best to match you up with people that fit your unique personality.

 

 

How much is the application fee and security deposit?

The application fee is $35 per person and the security deposit is $150.  These fees must be paid at once to hold your apartment home.  You can either pay with a check, money order or pay online.  Sorry we do not except cash for any reason.

 

Is the shuttle bus free and how often does it run?

We do not have a shuttle bus, but we do have the local bus terminal that picks up students right in front of our property every 30 minutes.  YES! The bus ride is free with proof of Texas A&M University Campus ID.

 

Can Friends and visitors spend the night? Is there a limit on visitation?

Yes, you can have a visitor spend the night at your apartment.  If your guest stays more than 2 nights, you must get permission from your roommates as well as the front office manager.

 

Do I need to buy my own shower curtain and bed linens?

Sorry, we don’t provide shower curtains or bed linens.  But we do provide you with a shower rod and a full size bed mattress.

 

Does the kitchen come with dishes?

Sorry, we do not provide any type of dish or silverware in any of our unit.

 

May I share my bedroom with someone else? How many people or roommates can live in our apartment?

Bedrooms are only leased to one person per bedroom.  Sharing of bedrooms is not permitted. Since we only allow one person per room and we have 4 bedrooms in every unit we can only allow 4 people to live in each unit.

 

 

Are small pets allowed?

No we do not allow any cats, dogs or any type of reptile on the property.  We will allow you to have fish, but the fish tank must not exceed more than 10.

 

Are these apartments only for college students?

Our apartment community is designed and tailored for student needs.  Housing discrimination laws give anyone the right to live in our apartments, whether you are a student or not, as long as you are qualified to sign a lease for a bedroom and make the rent payments.

 

Are we allowed to hang things on the walls?

You can hang things on the walls providing you do not do any major damage to the wall or paint.  Picture hangers or hooks that make small holes in the wall that we can easily patch are permitted. You can install curtain rods above windows.  However, if you make a major hole or stick something on the wall that causes extensive damage that is difficult for us to fix, you will then be charged for the damage.

 

Are your bathroom doors wide enough for wheelchairs?

Yes, our entire first floor apartment homes are ADA approved handicap accessible, with wide doors in not only your bathrooms but also your front doors and bedroom doors.

 

Can a 4-bedroom apartment be leased by only two people?

The only way we could lease a four bedroom to only two people would be if each resident leased out two bedrooms each.  This would mean that both residents would have to pay two times the amount of the monthly rent.

 

Can we lock our separate doors to our bedrooms so no one can go in while we are gone?

Bedrooms have their own individually keyed locks, so each roommate can lock his/her own bedroom when leaving so no one can enter there room.

 

Do I have to be moved in by the start date of my lease?

No, you can move in anytime on or after the start date on your lease.  However, rent is charged from the start date whether you are moved in or not.

 

How can I make sure I get a bedroom in any apartment?

Act early.  As soon as you submit all the required paperwork as well as your deposit and application fees, you can be guaranteed a bedroom. 

 

How does the individual lease work?

By signing an individual lease each resident is responsible for his or her rent payment only.  Should your roommate(s) not pay their rent in a timely matter, you are not responsible or penalized.  We have individual leases for each resident for each bedroom because we are designed for students.

 

 

If one resident moves out does it affect the other roommate’s situations?

No, this is where the individual lease contracts come into affect.  So if one roommate leaves, the others are not affected.  Your rent doesn’t change even if one room is empty.  You can suggest a new roommate to occupy the empty bedroom, or lease it to our manager to find someone, but we will fill it as soon as we can.

 

Rent is due on the first of each month.  Is there a grace period?  How are late fees figured?

Rent is due on or before the 1st and you have a grace period till the 2nd of every month.  On the 3rd you will be charged $25.00 and $10.00 on the 4th and everyday after till you pay your rent in full or you exceed the maximum late fees of $165.
